BuildersSydney Google Ads

Google Ads for Builders Sydney | PPC for builders and renovators.

Renovations, extensions, granny flats, knockdown rebuilds and new homes. We run builder Google Ads that bring fewer time-wasters and more people with a block, a budget and a start date.

  • Free 3-minute Google Ads review
  • Built for long sales cycles
  • Western Sydney based
Example. Negative keywords stop most of the time-wasters clicking. A form with the right questions sorts the rest before you drive anywhere.

01Google Ads for home builders

Fewer leads. Better ones.

A plumber wants the phone to ring today. A builder wants five serious conversations a month about projects worth hundreds of thousands of dollars. Builder PPC should be judged on the second thing, and most accounts are set up for the first.

Set up for volume

A full inbox, an empty diary.

Broad keywords, a "contact us" form with three fields, and a report that celebrates the number of leads. You spend your evenings on calls with people who want free plans or a price over the phone.

  • builders near me
  • house plans free
  • cheap granny flat
Set up for quality

Fewer calls, more site visits.

Keywords for the projects you want, pages that show your work and your process, and a form that asks the questions you'd ask anyway. Some people don't fill it in. That's the point.

  • knockdown rebuild builders Western Sydney
  • second storey addition Penrith
  • granny flat builders Hills District
Project types we build campaigns around:
  • Home renovations
  • Home extensions
  • Second storey additions
  • Granny flats
  • Knockdown rebuilds
  • New homes
  • Custom homes
  • Duplexes and dual occupancy
  • Alterations and additions
  • Heritage renovations

Each gets its own ad group and its own page, because each buyer is comparing different things.

02Remarketing for builders

Months, not minutes.

Nobody signs a building contract on the day they click an ad. They look, leave, talk to the bank, come back and compare. Your Google Ads need to still be there when they do.

Day 1

Clicks the ad

Searches "granny flat builders Penrith" and lands on your granny flat page.

Day 1

Looks around

Flicks through your projects, reads your process, checks your licence.

Week 1

Sends the form

Project type, budget, block and timing. Now you know who you're talking to.

Weeks 2 to 4

Site visit

You see the block and talk through what they want.

Months 1 to 3

Quote and plans

Drawings, approvals, a bank, maybe two other builders.

Months later

Contract

The decision, sometimes long after the first click.

Remarketing keeps your projects in front of past visitors while they decide.

Example. Every project and every buyer moves at a different pace.

Remarketing done with restraint. People who visited your granny flat or knockdown rebuild pages see your finished projects again on YouTube and across Google's display network over the following weeks. We cap how often they see you and stop once they've enquired. Being chased around the internet by the same banner loses clients, it doesn't win them.

Patience in the numbers. A builder's cost per lead looks high next to a sparky's, and it should, because the jobs are worth far more. We judge campaigns over months and on qualified leads, not on a single week of clicks.

03Landing pages for builders

The page sells before you do.

Sending a six-figure decision to a homepage with a slideshow and a phone number wastes the click. Someone searching for a second storey addition wants to see second storey additions you've built, how the job runs, and roughly how long they'll be living with scaffolding.

So each project type gets its own landing page. Real project photos with the suburb and the scope. Your build process, step by step. Who they'll deal with. Your licence and insurance. Then a form that asks the right questions.

If your current website can't do that, we can build the pages for you. That's part of our web design for trades and builders, and the same pages help your SEO too.

A builder landing page needs

  • A project gallery for that exact type of build, with suburbs
  • Your process from first meeting to handover
  • Your NSW contractor licence number on the page
  • Insurance, warranties and who supervises the job
  • Realistic timeframes, in plain English
  • A form with qualifying questions, plus click to call

04Qualifying lead forms

Ask the money question up front.

You already ask every enquiry the same questions. What are you building? What's your budget? Do you own the block? When do you want to start? Putting those on the form means you know before the first call whether the job fits.

A few multiple-choice questions take seconds to answer and don't scare off serious buyers. They do put off people after free plans, which saves you a drive to a site that was never going to go ahead.

The answers also feed the ads. A form that says "knockdown rebuild, block owned, budget set" is a very different lead from "just researching", and we tell Google which is which.

05Builder conversion tracking

Teach Google what a good lead is.

Google's bidding learns from what you count as a conversion. Count every form the same and it will happily find you more people who want free plans.

  1. 1

    Forms, with the answers

Every form tracked, and the project type and budget band recorded with it, so you can see which campaigns bring which jobs.

  2. 2

    Calls, over a minute

Calls from the ad and from your landing pages, counted only when they last long enough to be a real conversation.

  3. 3

    Site visits and contracts

When a lead becomes a site visit or a signed job, that's sent back to Google Ads, so bidding leans toward people like them.

What you see each month: spend, forms, calls, cost per lead and cost per qualified lead for each project type, which suburbs they came from, and what we're changing. No vanity metrics, and a straight answer if a project type isn't working.

06Builder advertising in Sydney

Licence on show. Tyre-kickers out.

Your licence number builds trust. Homeowners are encouraged to check a builder's licence before they sign anything. NSW rules generally require a contractor licence number in advertising for residential building work, so we put yours on every landing page and, where it fits, in the ads. General information, not legal advice. Check the current rules with NSW Fair Trading or the Building Commission NSW.

Negatives cut the rest. Building searches attract students, job seekers, owner-builders after advice and people hunting free plans. Our starting list for builder marketing blocks those, then we add more every week from what people actually typed.

Some of our starting negatives

  • DIY
  • free plans
  • plans free
  • jobs
  • apprenticeship
  • salary
  • course
  • owner builder course
  • kit homes
  • cheap
  • for rent
  • software
  • template
  • Bunnings
  • salvage

A starting point only. Every list is adjusted to the work you do, and grows from your own search terms report.

FAQ

Builder Google Ads questions.

What builders ask us before trusting anyone with their ad budget.

It's paid search advertising that puts your building company in front of people searching for renovations, extensions, granny flats, knockdown rebuilds or new homes in your area. For builders, it's built around lead quality: project-type campaigns, landing pages with your work, qualifying forms and tracking of which leads turn into site visits.

It depends on your project types, your suburbs and how many new jobs you can take on. Ad spend is paid to Google directly and management is separate. We don't publish prices. After the free review we suggest a starting budget and quote the management.

It can be, if it's judged over months and on qualified leads rather than clicks. One signed project can be worth a lot, so the question is whether the ads bring serious enquiries for the work you want. Remarketing and good tracking matter more for builders than most trades.

Target the project types you want, block DIY, free plans and job searches with negatives, send each ad to a page for that project type, and use a form that asks about project type, budget, block and timing. Then tell Google which leads became site visits.

Yes, as a simple multiple-choice question with ranges that suit your work. Serious buyers usually have a rough figure and don't mind sharing it. It lets you prioritise the right enquiries and gives the ads better data to learn from.

NSW rules generally require licensed contractors to include their licence number in advertising for residential building work. We put it on your landing pages and in ads where it fits. This is general information, not legal advice, so check with NSW Fair Trading or the Building Commission NSW.

Remarketing shows your ads to people who have already visited your website, for example on YouTube or other websites, while they're still deciding. For builders, it keeps your finished projects in front of people during a long decision. We limit how often they see you.

Common ones are DIY, free plans, plans free, jobs, apprenticeship, salary, course, owner builder course, kit homes, cheap, for rent, software and template. Then add anything you don't build, and keep adding from the search terms report.

Not always. You need a landing page for each project type with real photos, your process, your licence number and a qualifying form. If your site can't do that, our web design service can build those pages.

Yes. We're based in Western Sydney and manage Google Ads for builders and trades across Sydney. You choose the suburbs and project types you want, and we target those.
